Real Estate

Our Firm represents a wide range of clients through various aspects of real estate matters. Norm D. Fugate is the only attorney in Levy County that isĀ Board Certified in Real Estate Law. Our office specializes in guiding our clients through complex real estate matters daily. From individuals purchasing or building a home, to developers of commercial properties, real estate is a substantial investment which requires the highest level of expertise in your representation.

Our office is a full service real estate firm, representing our clients from contract to closing. When investing in real estate it is important to remember that the contract is the first legal document that will dictate how the transaction will proceed. It is important to have an attorney involved at this first step. Once through the contract phase, we can help you navigate through to a successful closing. In addition, if you already have a contract in place we can serve as a third party closing agent to finalize your transaction. Our real estate assistants and attorneys strive to make each and every closing smooth and successful.
Title insurance is an integral part of any Real Estate Transaction. It is an insurance policy that protects your legal ownership of your real estate investment. So many people believe that when you need title insurance you must go to a title company. That is simply not true. Real Estate Attorneys can act in the exact same capacity and you have an attorney preparing all of your documentation. Further more, the cost of using a real estate attorney for your closing costs no more than using a title company, and in some cases may cost even less.
In certain situations Title Insurance is not needed or wanted. In these cases, our firm can perform a title search to advise you of the current status of the title to a property. This is much less expensive than title insurance, although it does not provide any title coverage in to you the future. This is a good solution for people who are assessing the ownership of a property to prepare for probate, demolition, family transfer, etc. If you are unsure what would be best for your situation, please feel free to contact our office to discuss.
There are numerous facets of foreclosure in which our firm represents clients. Depending on the case we can handle either side a foreclosure suit, whether you are the one foreclosing or need defense representation when you are being foreclosed. Also, with the increase of foreclosed properties on the market, we have represented many clients in purchasing foreclosure properties. These properties can be ideal investments, but they can also be fraught with title issues making it important to have an attorney with expertise represent you when considering the purchase of foreclosure properties.
